Best Zurich Neighbourhoods for Families: Where to Rent a Home (2026)

The Zurich neighbourhoods best suited to families are Wollishofen, Witikon, Höngg, Albisrieden and the Zürichberg quarters of Fluntern and Hottingen, and finding a home there is hard, which is why families can also create a free private profile on Offlist, where landlords who let homes without a public listing approach them directly. Each has an above-average share of large apartments, most have more children than the city average, and all have forest or lake close by. The difficulty is supply: on 1 June 2026, only 252 apartments in the whole city were empty, a vacancy rate of 0.11% (Statistik Stadt Zürich), and family-sized homes were even scarcer.
This guide compares the quarters with official figures, explains how public schools are assigned, lists the international schools with their actual locations and covers the search for a house with a garden in the Zurich region.
Key Takeaways
- Where families live: At the end of 2025, 15.5% of the city's residents were under 18. Friesenberg, Leimbach and Saatlen were above 22%, Wollishofen at 19.1%.
- Space: In Fluntern (50.6%) and Witikon (45.1%), the share of homes with four or more rooms is far above the city average of 29.4%.
- Scarcity: Only 0.09% of 4-room and 0.07% of 5-room apartments in the city were empty on 1 June 2026.
- The address decides the school: There is no free choice of public school. Most international schools are outside the city, in Wädenswil, Adliswil, Zumikon, Wallisellen and Dübendorf.
- Houses with a garden are rare: The city had 9,349 single-family houses for 238,472 homes. Many stand in outer quarters such as Affoltern, Höngg, Wollishofen and Witikon; the lake municipalities are the other option.

Two things to know when reading the table:
- The rents are existing leases. The survey measures the rents of existing tenancies, including leases signed more than 20 years ago. For private 4-room leases in existing buildings that began in the two years before the survey, the city median was CHF 2,690. In our experience, a modern 4.5-room family apartment in prime areas such as Seefeld, Enge or Hottingen is advertised at roughly CHF 4,800 to 6,500 a month (indicative).
- Many family homes are cooperative. At the end of 2025, housing cooperatives owned 55% of the homes in Friesenberg, 65% in Saatlen and 43% in Leimbach, against 17.9% across the city. Cooperatives let at cost rent (rent survey 2026) and allocate their homes under their own rules. In Fluntern, Hottingen and Witikon, by contrast, most homes belong to private individuals and companies.
The Quarters in Brief
Wollishofen and Leimbach (Kreis 2): lake and forest
Wollishofen, on the left shore of the lake, has its own S-Bahn station nine minutes from Zurich main station, the Strandbad Wollishofen lido and the Entlisberg forest. Leimbach, further up the Sihl valley below the wooded Albis ridge, has the second-highest share of children in the city and many cooperative homes. Both are in the south of the city, towards Zurich International School's campus in Adliswil. Enge, next door, is covered in our Seefeld, Enge or Zürichberg guide.
Fluntern, Hottingen and Witikon (Kreis 7): space and green
Fluntern has the highest share of large homes of any quarter: half of all homes have four or more rooms. The Zürichberg forest and the Zoo are on the doorstep, and the tram from Kirche Fluntern reaches the main station in about 14 minutes. Hottingen offers large period apartments and villas; 48% of its homes belong to private individuals. Witikon, on the eastern edge of the city, borders the forest, has 487 single-family houses and the lowest private 4-room median rent of the three (CHF 2,219). Buses take around a quarter of an hour to Stadelhofen station.
Höngg (Kreis 10): a village above the Limmat
Höngg stretches from the Limmat up to the Hönggerberg, with vineyards on its slopes and the ETH Hönggerberg campus above. It has 542 single-family houses, and 39.2% of its homes have four or more rooms. In the 2026 rent survey, Höngg was one of five quarters, with Affoltern, Leimbach, Schwamendingen and Seebach, where the typical private rent was below CHF 24 per square metre (city: CHF 26.50).
Albisrieden and Affoltern (Kreise 9 and 11): family quarters in the west and north
Albisrieden, at the foot of the Uetliberg, and Affoltern, in the north of the city, both have more children than the city average. Affoltern also has the second-lowest private 4-room median rent in the table (CHF 1,969, after Leimbach at CHF 1,940) and 590 single-family houses. For the international schools in Wallisellen and Dübendorf, the north of the city, including Affoltern, is closer.

Schools: Public School by Address, International Schools Outside the City
The City of Zurich's kindergarten guide sets out the rules:
- Start: Children who turn four by 31 July start kindergarten in August. Kindergarten is part of the public school, compulsory and free.
- No free choice: The city is divided into seven school districts. Your child's home address decides the district and the school. The kindergarten allocation arrives in mid-June.
- Language: Children with little German receive additional German lessons (DaZ).
- Day schools: Since the 2023/24 school year, city schools are being converted to all-day schools (Tagesschulen) in stages over seven years. Voluntary childcare, with fees based on income, runs from 7 am to 6 pm, Monday to Friday.
So the apartment you rent also chooses your child's school. If you want a particular school, check its catchment before you apply for a home.
International schools are mostly outside the city, so the school decides the side of the lake:
| School | Location | Ages |
|---|---|---|
| Zurich International School | Wädenswil and Adliswil | 3 to 11 in Wädenswil, 11 to 18 in Adliswil |
| Inter-Community School Zurich | Zumikon | 2 to 18 |
| International School Zurich North | Wallisellen | Early years to 18 |
| Lycée Français International de Zurich | Dübendorf | 3 to 18 |
For ZIS, the left shore (Wollishofen, Kilchberg, Rüschlikon) is practical; for ICS, Kreis 7 and the right shore (Zollikon, Küsnacht). Geneva follows the same logic, as our Geneva school guide shows.
Renting a House with a Garden in the Zurich Region
To rent a house with a garden in the Zurich region outside the portals, you mostly need to reach private owners: on Offlist, you create a free search profile, and owners who let their house without a public listing approach you directly. That matters because houses are rare in the city. At the end of 2025, the city had 9,349 single-family houses for 238,472 homes in total, so fewer than one home in 25 is a house (buildings by type). Across the canton, around 700 single-family houses were empty on 1 June 2026, a vacancy rate of 0.58% (Canton of Zurich).
In the city, Friesenberg (1,037) and Saatlen (643) have the most houses, followed by Affoltern, Altstetten, Höngg, Wollishofen, Unterstrass, Albisrieden and Witikon with between 487 and 590 each. In Friesenberg, many are cooperative row houses of the Familienheim-Genossenschaft Zürich (City of Zurich). On the Zürichberg, Fluntern has 338 houses and Hottingen 316.
Around the lake, the municipalities next to the city have more vacancies and much lower municipal tax rates:
| Municipality | Shore | S-Bahn to the centre | Vacancy, 1 June 2026 | Municipal tax rate 2026 |
|---|---|---|---|---|
| Kilchberg | Left | S8, 13 min to Zurich HB | 0.27% (13 homes) | 72% |
| Rüschlikon | Left | S8, 15 min to Zurich HB | 1.03% (31 homes) | 75% |
| Zollikon | Right | S6/S16, 7 min to Stadelhofen | 0.73% (51 homes) | 76% |
| Küsnacht | Right | S6/S16, 10 min to Stadelhofen | 1.20% (91 homes) | 73% |
| City of Zurich | 0.11% (252 homes) | 119% |

In our experience, many private owners let their house with a garden, for example during a posting abroad, and prefer to choose a family directly rather than hold public viewings. A precise search profile helps: number of bedrooms, garden, school, move-in date and budget. Clarify in the lease who looks after the garden.
How to Search as a Family
- Start with the school. Decide on the public school district or the international school, then shortlist two or three quarters with the same school route.
- Plan around August. The school year starts in August and the kindergarten allocation arrives in mid-June, so a lease signed in spring makes the start much easier.
- Prepare the dossier. Landlords choose the file that is quickest to check. Our rental application checklist lists every document, and our guide to renting from abroad explains how to apply before you arrive.
- Use the private market too. Many family homes change hands through outgoing tenants and private landlords. Our analysis of why the Zurich search is so hard explains how that part of the market works.
Conclusion
For families, the Zurich quarters that work well are those with large homes and forest or lake nearby: Wollishofen, Witikon, Höngg, Albisrieden and the Zürichberg, with the lake municipalities as the main option for a house with a garden. With 252 empty apartments in the whole city, preparation and access matter more than budget. Create a free private profile with your dates, budget and household, so that landlords who let without a public listing can approach your family directly.
